Join the SW Florida Chapter to gain an indepth review of how Northern Trust strategized to gain LEED Certification of Gold in 2009.  You will hear from several of the professionals that had direct involvement in the process.  Hear specifics of the goal setting process and the creation of a budget that allowed the owners to achieve LEED Certification without spending extra for the LEED points.  To support this project, this management team utilized processes that allowed them to develop operational protocols for daily functions that were to be done differently than what occupants had been used to in other branch locations.

Hear directly from the owner, the General Contractor and the Consultant on this project on the following topics: 

1) Redesign and build a LEED certified building with an approved 6-19-09 FAST 8697.jpgbudget when that budget was created before the LEED Certification goal was set
2) Integrate as many LEED points into the design without paying extra for them.
3) Education of internal partners to the benefits of the LEED building and how it would operate differently than what the occupants had been used to.
4) Development of a sustainable maintenance program

1) Deciding on credits early - start contractor LEED work at bid time:  Northern Trust focused on recycled content and regional materials.
2) Follow-through on-site = Contractor as the LEED Police:  Northern Trust  focus on recycling, VOC's and IAQ
3) Creating foolproof documentation starting in submittals and ending in a complete, easily read package

General Contractor
1) Oversight of the subcontractor submittal process to ensure the appropriate recycled materials are used and supervise template uploads – Controls set during the bid process make sure subs were familiar with the USGBC LEED process
2) Development of a waste management plan and IAQ plan
3) Use local suppliers within a 500 mile radius
